Tax on Dubai rental for Canadian residents

The UAE levies no income tax on rental income. As a Canadian tax resident, you must report the Dubai rental on your T1 return as foreign rental income, taxed at your marginal federal and provincial rate. Allowable expenses such as service charges, property management and mortgage interest are deductible. Because the UAE rate is zero, the foreign tax credit provides no relief, so the rental is effectively taxed at your full Canadian rate.

Buying a Dubai property costs roughly 8% of the price in government and registration fees: a 4% transfer fee paid to the Dubai Land Department and a 4% administrative fee typically paid to the developer or broker. Canadian land transfer tax varies by province and can run 1.5% to 4% or more, with Toronto and Montreal adding a further municipal layer. The Dubai fee is a flat 4% regardless of price, with no banded escalators and no foreign-buyer surcharge equivalent to the provincial ones.

The 10-year Golden Visa in Canadian dollars

An investment of AED 2 million, about C$730,000, qualifies you and your family for a 10-year renewable UAE Golden Visa.
